Landlord's Representative
The Opportunity
Following the successful refurbishment of the Maylands Building in 2017, ESO Capital re-engaged Total Project Integration to act as Landlord Representative for the office fitout of the third and fourth floors. The space was designed for new tenants GAMA Healthcare, marking a major investment in facilities for their training, research, and product teams. The 20,000 sqft CAT B scheme created a purpose-built workplace to support their continued growth and innovation in infection prevention.
The Challenges
The fitout included over 16 tonnes of complex structural steel, including a large feature bleacher staircase connecting the third and fourth floors. This required cutting through the existing floor slab using a demolition robot, with steel lifted directly to the fourth floor by crane. TPI coordinated swift review and approval of contractor proposals by the landlord’s structural engineer to maintain programme. The project also featured two bespoke, floating boardroom-style meeting rooms built within the roof’s pitch, adding further technical complexity.
The Outcome
The project was delivered on time and to budget, with all construction activity carefully managed to avoid disruption to other tenants within the building. The completed fitout provides GAMA Healthcare with a flexible, high-quality space tailored to both collaborative working and specialist research needs.
