The Opportunity
The existing site was unused, consisting of a number of garages, vegetation and hardstandings. The opportunity arose to develop this land, in close proximity to the promenade and Morecambe Bay, to provide 42 new-build apartments.
The Challenges
This triangular site is bound on all sides by occupied residential properties, so noise and dust had to be kept under strict control. Deliveries also required careful planning to avoid congestion on the one-way streets surrounding the site. The weather presented further challenges, being a seaside town, where high winds and rainy days were common.
The Outcome
The project was completed in Summer 2024, delivering 42 new apartments to the rental market. The homes proved popular on completion and were promptly occupied.
