The Opportunity

The Grade II listed building had previously operated as an apart-hotel before being purchased by the client, who identified demand for high-quality, medium-term accommodation in central Manchester. The scheme combined serviced apartments with premium leisure facilities, including a bar, restaurant, café, mini-cinema, private dining, flower shop and bespoke gym.

The Challenges

The project required the delivery of luxury accommodation and leisure spaces while retaining the building’s listed features and meeting budget and programme constraints. Midway through the works, the ground floor layout was redesigned to accommodate changing tenant requirements. This demanded close coordination between the client, design team and contractor to maintain value, quality and programme certainty. TPI adopted a hands-on approach, directly procuring specialist trade contractors and managing their integration with the main works to ensure smooth delivery.

The Outcome

The project was completed successfully, meeting the needs of all stakeholders and aligning the phased openings of the tenant businesses. TPI’s management ensured the building’s heritage was preserved while delivering.
