The Opportunity
This project is part of a wider portfolio of high-quality retirement living facilities across the UK. Located at the entrance to Sovereign Harbour in Eastbourne, the beachfront development will provide purpose-built apartments, penthouses, and communal facilities for residents. The scheme offers luxury amenities and 24-hour support services, enabling residents to live independently whilst accommodating a range of access needs. Apartments will feature balconies with views across the sea, and the development will also include a terrace and bar bistro with boardwalk access directly onto the beach.
The Challenges
The coastal setting presented significant challenges relating to planning, flood risk, and ecology. TPI have worked closely with the design and consultant teams to address these constraints through a regenerative landscape strategy that will provide an enhanced, high-quality vegetated shingle beach and improve the ecological value of the site.
The Outcome
The Gateway 2 application to the Building Safety Regulator was submitted in Autumn 2025, with construction scheduled to commence in Summer 2026. Completion is due in Spring 2029, delivering a high-quality, secure, beachfront community for residents.
