The Opportunity

The development aims to provide high-quality, adaptive living facilities for residents allowing them independence whilst benefitting from a supportive community with onsite wellbeing and care services.

The Challenges

The project has experienced delays due to water neutrality restrictions affecting new developments across the Sussex North Water Resource Zone. A number of mitigation routes have been reviewed with the local authority and statutory bodies; however, many remain uncertain or unviable at this stage. Alongside this, the team continues to refine the design and planning documentation, including updates to specific unit layouts and Biodiversity Net Gain assessments, to ensure the scheme remains ready to progress once permissions are confirmed.

The Outcome

Planning approval is now expected in late 2025. In the meantime, the project team has adjusted timelines and maintained site readiness through vegetation management and ongoing design coordination. Once approval is secured, the scheme will move into the next phase of detailed design and mobilisation.
