The Opportunity
Following the successful delivery of Ares Management’s headquarters, Total Project Integration were appointed as project manager and employer’s agent for the refurbishment of the 5th floor at Fleet Place. The project involved the demolition of the existing CAT B fit out and delivery of a new CAT A finish. Located within an occupied building, the works required careful planning to maintain cost control, minimise disruption, and keep the programme on track.
The Challenges
The sixth floor was occupied by Canadian broadcaster CNBC, where any sound disruption could affect live broadcasting. A void in the roof between the two floors made sound transfer even more of a concern, with visibility into the works area from above. Filling this void became an immediate priority. The project also faced a delay in the initial demolition, which impacted the start date for the main contractor. A separate delay in the delivery of the pedestal flooring further challenged the planned programme.
The Outcome
TPI ensured the roof void was closed off prior to the main works, significantly reducing sound leakage. Ongoing communication with CNBC allowed for planned works to be shared in advance, helping avoid any disruption to operations. As their broadcasting took place mainly after hours, working hours were carefully coordinated to take advantage of this. Despite the challenges, the project was completed to a high standard, on budget, and with minimal disruption, strengthening TPI’s relationship with Ares and leading to continued collaboration.
