The Opportunity
Following acquisition by affiliates of Ares Management Corporation and Black Mountain Partners, Total Project Integration was appointed to manage the refurbishment of 68 King William Street. The building includes a gym and retail at lower ground, eight floors of flexible workspace, a prestigious restaurant on level 2, and now a completed rooftop bar across levels 9 and 10, enhancing the building’s use beyond the working day.
The Challenges
Located above Monument Station, the project required licensing from DLR and TfL for access changes and rooftop construction, including structural assessments. Tight logistics at the rear meant demolition waste had to be manually removed via a narrow pedestrian lane. Major works included atrium and lift core infill, new entrances, and installation of a dedicated rooftop lift.
The Outcome
Despite challenges, including those posed by the COVID-19 pandemic, Total Project Integration successfully managed the modernisation of this landmark. The refurbished 68 King William Street now offers premium office spaces, a gym, retail units, destination dining, and a vibrant rooftop bar, establishing itself as a dynamic asset in the heart of London.
