The Opportunity
The building presented a valuable opportunity to transform a tired commercial property into a vibrant, modern workspace. Located in the heart of the Hemel Hempstead’s central business district, the project comprised the CAT A refurbishment of five floors of office space, along with circulation areas and external works. A new 12,000 sq ft reception area with basement shower facilities was created, the façade was restored, and a rooftop terrace added. Total Project Integration joined the project at contract negotiation stage, leveraging its commercial expertise to deliver improved value for money and ensure the development met the needs of contemporary occupiers.
The Challenges
ESO Capital purchased the site in 2015 and looked to transform the building through a full refurbishment. During the works, the building was also used as a filming location for two major Hollywood productions- Jason Bourne and Batman vs Superman. TPI coordinated filming activity alongside ongoing construction, ensuring progress continued safely and to programme.
The Outcome
The project was delivered on time and within budget, providing 142,000 sqft of high-quality, flexible office space. The newly refurbished building now offers improved facilities, including enhanced reception areas, modernised interiors, and outdoor space. TPI also supported a swift and positive settlement of the final account, bringing the project to a smooth and efficient conclusion for the client.
