The Opportunity
Total Project Integration was initially appointed to oversee project delivery but became more involved during the design stage. Although the original ambition was for a full new-build, planning consent allowed only a retained façade scheme. The final building comprises nine storeys of Grade A office space, with contemporary finishes, open-plan floorplates, and enhanced reception and amenity areas. TPI helped guide the design development to ensure the revised scheme remained commercially viable and aligned with the client’s long-term investment goals.
The Challenges
Although planning approval took longer than expected, TPI used the extended pre-construction period to refine the delivery approach. A negotiated contract route based on Stage C design allowed works to begin significantly earlier than through a typical two-stage tender. TPI worked closely with the project team to review costs, align proposals with budget expectations, and secure early works packages with McGee to maintain momentum. These steps ensured the project remained commercially sound and ready to proceed once consent was secured.
The Outcome
TPI’s approach delivered significant savings without compromising quality. The revised cost plan allowed for notable enhancements, including natural stone cladding, curved glass elements, bespoke joinery, Philippe Starck sanitaryware and upgraded reception finishes. Environmental performance was improved through energy modelling and BREEAM recommendations, achieving a “Very Good” rating. A self-financing incentive agreement helped avoid delays and added value through early completion and an increase in net lettable area.
