The Opportunity
The project involved converting a former bonded warehouse, previously used as an apart hotel, into a premium destination offering 166 serviced apartments. The scheme also introduced high-end leisure and hospitality facilities, including a bar, restaurant, cinema, private dining areas, flower shop, and bespoke gym. Positioned in the heart of Manchester, the development aimed to establish itself as a key attraction for medium-term stays and social experiences.
The Challenges
Preserving the historic fabric of the Grade II listed building while delivering a modern, luxury experience required meticulous planning and execution. Budget and programme constraints meant careful coordination was needed across all teams. Midway through the project, evolving ground-floor tenant requirements led to a complete redesign of this area, necessitating renegotiation of contracts and ensuring programme efficiency. TPI took a proactive role in managing trade-specific contractors, streamlining construction efforts, and aligning the vision of the client and tenants.
The Outcome
The project was completed successfully in summer 2019, delivering high-quality apartments alongside premium leisure and hospitality amenities. TPI’s leadership ensured that all stakeholders' needs were met, including synchronising business openings. Additionally, TPI efficiently negotiated the final account on behalf of the client, successfully resolving a significant contractor claim, securing cost certainty, and ensuring seamless project delivery.
