The Opportunity
The works involved removing all buildings and equipment from a 5-hectare former margarine factory, including asbestos disposal and recycling of hard materials. This gave the client significantly more usable space and opened up access between operational zones previously divided by the facility.
The Challenges
The site bordered another TPI project and active port and industrial operations, requiring daily stakeholder engagement to avoid disruption. The scope and seasonal nature of the works added complexity, particularly around ecological considerations. Close coordination with the appointed ecologist ensured nesting birds were protected without halting progress, as demolition was paused in select areas and redirected elsewhere to maintain the programme.
The Outcome
The project was completed to programme, whilst maintaining a high level of health & safety compliance and causing minimal impact to ongoing site operations and other surrounding construction works.
