The Opportunity
Having outgrown their existing headquarters at Navyard in Harwich, Mann Lines are looking to transform the site from industrial to a mixed use that will be open to the public and create a new residential community. The potential development would improve links with the highly regarded Harwich Conservation Area. In addition, the reduction in service traffic and capitalisation on existing sea and road connectivity would improve employment opportunities and enhance the public space for local residents.
The Challenges
To regenerate the existing town centre by creating a new town quarter, incorporating contemporary homes, high quality public space, a seaside promenade connecting the Quay to the Coastal Path, market square, urban park and increased car parking. Maximise sea views while improving flood defences.
The Outcome
The design recommends that terraced ‘dual aspect’ homes, apartments with semi-private spaces would be set in ‘green streets’ with hard and soft landscaping. ‘Safe’ public open space, a children’s play space, a pedestrianised promenade would form part of the flood defence but at sufficient height to secure sea views.
