The Opportunity
The project involved delivering essential infrastructure to support a residential-led, mixed-use development including a school, healthcare, retail and employment uses. As part of the planning approval, a new roundabout, section of link road, and northbound lay-by were required to connect the development directly to the A22 Uckfield Bypass and manage increased traffic demand.
The Challenges
The A22 is one of the busiest arterial routes in the southeast, requiring close coordination with the Local Highways Authority to secure Section 38 and 278 agreements. TPI managed complex traffic management, a gas main diversion, new power supply installations, and obtained a Natural England licence to address dormouse mitigation. The site’s steep terrain and challenging ground conditions, including relic shear surfaces, required close monitoring throughout. Over 100,000sqm of earth was excavated and reused on site, achieving planning compliance and delivering significant value engineering savings.
The Outcome
The new roundabout and lay-by were completed successfully, providing critical infrastructure to unlock access to the development site. The works have enabled the next phases of the scheme to progress, supporting long-term growth in the area.
